Survey
How much is it going to cost?
Every site is unique and different. Title to property comes in many forms. We work with clients to establish the scope and budget. As a result there is no set pricing.  Cost is mainly determined but not limited to, the complexity of the site, accessibility, what permits will be required, the nature of the project, the accuracy needed or in some cases lack thereof, how detailed or descriptive the current deeds are.  Other factors may play a part in determining cost.  We will work with you to meet your goals and base our work accordingly.

How long is it going to take?
For full boundary surveys the average time is 2-4 weeks. We are sensitive to factors that may involve deadlines and do our best to work with each client on a case by case basis often adjusting the time line to reflect such personal needs.

Do we have all of the permits we need now?
Ambit will review the scope of the proposed work and determine if you have all the necessary permits

Do you think that my town/city will let us do this?
The employee assigned to your job is skilled at code review and are up to date on the most recent regulations for each town.  We regularly work with agencies on rules and regulations and meet to determine the feasibility of each project.

Why do you have to survey the whole property?
To help you understand all rights and privileges obtained in your property we will show exactly where the boundaries are on the ground. This is often required as part of the approval process. Additionally your lines are also your neighbor’s property lines and deed descriptions are essentially a 4 sided document which must be reviewed in light of all abutting properties.

Will my neighbors know I am getting a survey?
We are often required to enter neighbor’s property during the course of the survey. The Field Crew is trained to be kind and courteous to neighbors and must inform them if we need access to their property.  Ambit’s Field Crew are professionals and will not divulge or share specific information regarding our projects.

Can we use the previous survey done on the property? Why not?
We will re-use existing survey information to the greatest extent feasible.  Due to the ability of owners and abutters to make changes to their property, including changes which could be at, near, or over property lines we recommend revisiting the site, at a minimum, to review the property lines.

Do I really need a Survey / Wetland Delineation or Permit?
Working in close proximity to a wetland requires permits at the local, state and sometimes federal level. The survey and delineation are necessary in order to properly permit your proposed activity.

When can I start construction?
Once all required permits are filed and all necessary approvals are obtained, and the appeal window has passed you can begin construction. Ambit is well versed with time lines and deadlines, and can assist in the approval and permitting process. We will work with you to meet your time frame.

Can my neighbor claim my property by using it?
This is a legal term referred to as “Adverse Possession”.  Ambit would assist you to obtain the facts in this case and would refer this to a qualified attorney.

My Neighbors encroaching, what do I do?
This is a situation which is best referred to an attorney.  Once one is obtained the solutions usually involve Ambit determining the boundary line and working with your attorney to notify the encroaching neighbor of the issue.

Can I condo my property?
Most multi unit properties can be converted to condo ownership in accordance with state statutes.  Some towns may require you to obtain additional layers of approvals for such projects.  Ambit can work with you to determine what your best options are and help obtain such approvals.
Septic
How long does it take to get a State approval for a septic system?
The process from initial contact to construction approval generally takes 2-3 weeks.  If you have a failed system then we work to approve it more expeditiously.

How much does a septic system cost to install?
Septic installations don’t have a fixed fee.  The cost is dependent on the site, soil, and slope conditions.  We can work with your contractor to get an early estimate.

How important is drainage?
Drainage is a very important component of site development, more and more attention and regulation is being paid to storm water run-off. We are qualified to assist in reviewing drainage and determining the best solution to drainage issues.
Wetland
What can I do in the Shoreland Zone?
Ambit is well qualified to meet and discuss the scope of your project and determine what you can or can’t do in any resource protection area.

How long will it take to get a permit?
Depending on the type of permit that is required it may vary. There are procedures and timelines which we are required to follow. As a result approval process and timelines can take from 2 weeks up to 6 months. We can discuss these requirements early in the process.
